Guaranteed Rent vs Serviced Accommodation Management: Which Is Better for Landlords?

If you're considering serviced accommodation for your property, one of the first decisions is how you want the property to be operated.

Two common options are guaranteed rent and serviced accommodation management.

Both can offer landlords a hands-off approach, but they work very differently.

What is Guaranteed Rent?

With a guaranteed rent arrangement, an operator leases the property from the landlord for an agreed period and pays a fixed monthly rent.

The operator then takes responsibility for generating enough income from the property to cover the rent and operating costs.

For landlords, the main advantage is predictability. You know the agreed rent each month regardless of how busy or quiet the accommodation is.

However, because the operator takes on the commercial risk, they need sufficient margin between the rent they pay and the income the property generates.

What is Serviced Accommodation Management?

Management works differently.

Rather than leasing the property, a serviced accommodation company operates it on the landlord's behalf.

At Paragon Stays, this can include marketing, bookings, guest communication, pricing, cleaning coordination and the day-to-day running of the accommodation.

The management company then charges an agreed percentage of the accommodation revenue.

The landlord therefore retains more exposure to the property's performance rather than receiving a fixed monthly rent.

Which Could Produce the Better Return?

This depends entirely on the individual property and market.

Guaranteed rent provides greater predictability, but the operator needs to build their risk and profit margin into the rent they can offer.

With management, the landlord participates directly in the property's performance. When the property performs strongly, there can potentially be more upside for the owner.

However, serviced accommodation revenue can fluctuate, so higher returns aren't guaranteed.

That's why we believe proper research should come before promises.

Location is Key

One of the biggest factors in serviced accommodation is location.

A fantastic property doesn't automatically make a fantastic serviced accommodation business.

Demand can come from contractors, business travellers, hospitals, universities, relocation stays, tourism and local events.

Two similar properties in different locations can therefore achieve completely different results.

Before taking on a property, Paragon Stays considers the local market, expected guest demand, nightly rates, occupancy potential and operating costs.

Sometimes the numbers support guaranteed rent.

Sometimes management makes much more sense.

And sometimes serviced accommodation simply isn't the right strategy for that particular property.

Which Option is Right for You?

If predictable monthly rent is your priority, a guaranteed rent arrangement may be more suitable.

If you'd prefer to participate in the potential performance of your property while having an experienced operator handle the day-to-day work, serviced accommodation management may be worth considering.

There isn't one solution that works for every property.
